is a single family house with a separate guest house considered a multifamily in miami florida?

i have a house in miami, florida which is being appraised as if it was a multifamily. however it is in fact a single family with a separate one room guest house with a bathroom. I was wondering if that is an error because upon looking at online appraisal tools and changing the house’s type to single family then new price is about 30% higher.
